Various
developers had unsuccessfully attempted to develop this
mid-block site for over 30 years. The neighborhood, city
officials, or banks rejected all previous design solutions
as being inappropriate or economically infeasible.
The successful
42-unit design has 10 townhouses over a two level parking
garage, and 32 condominiums in the two north buildings.
The density is 38 units
per acre.
A central axis
also joins the South and North Courtyards. The axis is
marked by stairs, trellises, fountains, architectural
forms, and an allée of palm trees.
The style of
the buildings is Mediterranean à la San Francisco.
